Something that I don’t like in Real Estate Photography

It’s been awhile since I have written any blog post. Yet it’s been busy and not so, but recently all I have been doing is lots of real estate photography and nothing else. Now real estate photography is something that I enjoy doing because not only I get to see lots of homes and neighborhoods but also because every home is so different it gives me good practice when I do have big jobs such as architectural photography or interior design photography. With all that said there is something I don’t like in real estate photography, it’s not really anything to do with agents or homes in particular but it has more to do with weather. I have photographed real estate in all conditions such as snow, clear sky, fog, rain and so on but one particular type of weather is the one I really don’t like. It’s not that I can’t handle it but it has more to do with post processing. Take a look at few images below and then I will explain.

We call it ghosting, it’s something that moves but also can be still. Since few weeks ago we had great gust of wind up to 40 miles an hour it’s been difficult to do real estate photography. As I have mentioned it’s not that I can’t handle it but it takes lots of time in post production to make sure there is no ghosting. Which in reality I am not getting paid for to sit for hours and correct few images. Don’t get me wrong I’m not lazy but when I have 2-4 homes to process in a day it does take a lot of my time. Here’s few other examples of what happens when there is lots of wind.

So in the end I do enjoy real estate photography and it doesn’t matter to me which kind of a home it is or when I am photographing the time of day. But weather has its tolls that I will not compete with.

San Francisco Portrait Photography for CAHILL Contractors

In October of last year I was giving an opportunity to photograph for a major contractor company CAHILL in San Francisco. They have done major construction projects all over San Francisco and in all Bay Area. Some are such as Oxford Plaza/David Brower Center, Hilton San Francisco Financial District, Oakland Museum of California, Transbay Block 6 and much more. I was very excited when they have reached out to me to photograph for them. Yet this post is not about architectural photography but about San Francisco portrait photography. Yes I was called to be portrait photographer for this particular job and my mission was to photograph their staff. Oh don’t get me wrong I love business portrait photography so yes I am very proud to photograph for such a big company. Best part of it as well as photographing for CAHILL, the location of the photoshoot was next to Oakland Tribune Building (I just love the architecture of that building).

The request was to photograph the portraits as natural as possible so the consistency stays the same with the rest of their website but it was all to be done indoors with of course fluorescent lights. Yet I love challenges and this was a good one but anyways take a look at the images below and see how the end result looks. This is just a few photos since there was more than 25 people to photograph.

Very Common Real Estate Photography Questions

In the past and to this day I still get asked by agents few questions that I would like to discuss in this blog post about real estate photography. This is nothing new and some agents know what to do and some would like a professional answer.

So the 1st question for real estate photography as you can see below is “Is it important to clean up the home prior to the shoot?” I would say very important, as the first two images below show, cleaning up the home does make a first impression on the viewer. I have photographed homes which were very cluttered and a month later the agent would ask me to re-photograph the home. Not only does that affect the sale of the home but only show how people lived in the home as well. Having a home sitting on the market for long period of time can make or break the sale that’s why the best representation of the home is a must.

The 2nd question which I have dealt with in the past was “The interior colors of the home is to vibrant, so should we spend the money and repaint the home?” Absolutely, I have seen all kinds of homes and yes they are custom colored to the owner at the moment but having neutral color for potential buyer is the best bet. This goes for all ranges of prices on homes, and having a wrong color walls does set lots of viewers online thinking that it’s not worth looking into. As you can see the real estate photography does change when we go from interesting blue colors to neutral colors, plus its more pleasant for the viewer. Not only does weird colors make the space look smaller but also difficult to present to potential buyer, so in some way it’s a mental stumbling block for potential buyer.

The 3rd question is not a big deal but it can make or break a sale if the home in specific price range. The question is “Should we stage a home or not?”. It’s difficult to say because as I have mentioned it all depends on whom the agent is trying to sell the home too. Yet I have photographed homes in low $200,000 and above one million dollars in both scenarios where the home would be vacant of furniture and with staged furniture. But as photos below show that having furniture does seem more inviting and giving a spatial perspective to the view of the rooms. So this is not a trick question, but more of who the agent sees it fit. Yes it all comes down to spending money on staging but if its worth it then it must be done.

As you can see now little things can make a home more attractive to the potential buyer yet it’s up to the agent to make those decisions. I will agree that some homes sell with no problems just the way they are but some not so. Yet I’m here just to show what difference it makes to have a clean up home, neutral colors, and regarding staging or not from my experience.

Way overdue for this post.

I can’t believe it that it has been 6 months since I have photographed these pictures, but yes some time in July of 2016 me and my family went camping close to Fort Bragg with lots of relatives. Even though my family were there for only two nights we still loved it. The fresh air and the weather was perfect to go camping as well as to photograph.

Sometimes it’s very funny to me how I can not depart from my camera and at times I don’t want to see it for weeks. Even though I didn’t photograph every minute of the trip (yes I did wanted to enjoy the time with family without my camera) but once the evening came there was nothing to hold me back. I stayed up till 2am to photograph timelapse photos and woke up every morning at 4:30am to welcome in the sunrise. Now I am not crazy so I don’t do this often but when I do I go out all the way.

I do want to go back to Fort Bragg because there is much more to photograph yet it would need to be for much longer than two nights.

Interior Design Photography for TLN Interiors by Shutter Avenue Photography

It seems like it was yesterday but in reality time flies much faster than we want it to. But I wanted to share with the rest of the world these two/three projects which I had a wonderful experience of photographing for TLN Interiors in October. I absolutely enjoy doing interior design photography because everything has to be in the right location for the photo to come out not just good but great. I am not saying that architectural photography or real estate photography is not enjoyable for me yet there is something about interior design photography that is so different from the rest. But that’s a conversation for the next time.

I have contacted Toni at TLN Interiors way back in March of this year and after few conversations on the phone and emails Toni decided to hire me to photograph for her. Toni is a wonderful person who really knows her stuff, and the three-ish projects (which photos are below and above) shows that she is well equipped with understanding of what her clients needs are and how to deliver outstanding services. Now the reason why I am saying three-ish is because there were three bathrooms to photograph but one of them was very small. Small spaces is hard to photograph because well I have to work with very tight space where you can only produce x amount of images due to space restrictions. Yet I love it, it’s a challenge of its own. I think this is one of the reasons why interior design photography has its own perks comparing to other areas of architectural photography. But with that here are few more photos from that photoshoot day, enjoy.
